FAQ
Frequently Asked Questions
1. How is a buyer’s agent different to a real estate agent?
A buyer’s agent works only for the Buyer. Our job is to protect the best interests of the Buyer at all times in the negotiation of property. We are not paid or compensated by the Seller or
Vendor in any way. The sales agent
receives no less or no more
commission than they would
negotiating with any other
purchaser.
2. Why should I use a buyer’s agent when purchasing real estate?
You may ask how you can
justify another fee when
looking at real estate purchase, the
answer is easy - how can you afford
not to?
Through our extensive network of contacts, a buyer’s agent can offer you a wider range of properties than are usually advertised. You may be given access to ‘silent sale’ properties or properties which have not yet begun their marketing campaign,
instantly eliminating all
competition. Our experience in negotiating
real estate sales as well as local knowledge
on prices can save you thousands on
your purchase price and ensure you
have made a sound financial decision.
You can be confident you have bought
well when you purchase through a
buyer's agent.
3. Aren’t buyer’s agents for people with a big budget?
Absolutely not. An experienced buyer’s agent will search to find a property to suit everyone’s budget. We purchase properties for first homebuyers, families, investors and couples down sizing. Our job is to find you the best properties available for your budget regardless of what that budget is.
Everyone wants to save money.
4. How much does it cost?
Our fees are based on a percentage of your purchase price, but are changed as a fixed flat fee.
For a full explanation of our fees,
please see our services and fees
pages. We always aim to keep our
fees reasonable so they can be
easily justified.
5.
What else can you do for me?
A Sydney real estate
purchase is a stressful experience.
We aim to take that stress away from
you as much as possible. Your buyers
agent can
organise everything from
pre-purchase building inspections
(which we supervise), to
recommendations for Conveyancing,
mortgage brokers as well as
removalists, tradesmen and the like.
On settlement of your new home your
buyers agent will provide you with a
"Local Business Directory". This
will help you settle in to your new
neighbourhood with a listing of all
local businesses you will require,
as well as local take away menus and
a complete listing of local school
and transport facilities near your
home. Living locally ourselves
means that we are always available
to help with any questions you may
have about your area.
